Work begins on the Gdańsk New South Masterplan – a strategic concept for the development of a 164-hectare area along the planned PKM South railway line. The document will define the principles of spatial development in a sustainable, functional manner, tailored to the needs of residents of the southern districts of Gdańsk.
The Masterplan is a strategic document that will define the directions of development for the southern part of Gdańsk. It is not yet a construction project or a local zoning plan, but a „roadmap” showing how the space should change in the next 10–20 years. It includes, among other things: the layout of streets, squares and green areas, the functions of the space (residential, service, recreational, educational), quality standards for buildings and public spaces, and a strategy for the stages of implementation.
Why are we preparing the masterplan?
Extending the SKM line to the southern districts creates an opportunity to develop local centers, improve the quality of life and organize space. The Masterplan makes it possible to avoid chaotic development, coordinate public and private investments, and plan new functions: housing, services, social infrastructure, green and recreational areas.
The Masterplan will improve access to public transport, increase the number of attractive public spaces, green areas and local services, and create new jobs. It is planned to take into account the needs of the elderly, families with children and people with disabilities, as well as the development of education and sports infrastructure.
Two companies are responsible for the document: InvestGDA (Gdańsk Economic Development Agency) and the Pomeranian Development Agency (ARP). The municipal and regional partnership guarantees that the local needs of residents and the broader metropolitan development strategy are taken into account. Municipal companies conduct tenders and cooperate with contractors more efficiently, which allows for quick and transparent preparation of the masterplan.
What changes does the document foresee?
In the vicinity of the future PKM South stops, local district centers will be created: residential buildings, service, educational and cultural spaces, green and recreational areas. The Masterplan also promotes Transit Oriented Development (TOD) – intensive, multifunctional development around public transport stations, facilitating daily life and supporting urban mobility.
The preparation of the masterplan will be carried out as part of social consultations in at least four stages. Residents and stakeholders will be able to influence the layout of streets, the functions of space and the development of local services. Thanks to this, the document will be not only planning-related, but also social – responding to the real needs of the local community.
The Gdańsk New South Masterplan is the first step towards creating a sustainable, functional and friendly urban space that meets the needs of the modern city and its residents.
